Please remember that every owner is required, by the bylaws, to have their HVAC system properly serviced. This includes the drain so you may need to specify that to your service tech. I recommend March and April to have service performed to make sure your portion of the drain is clear. Remember that 3 units share one common AC drain line. If that line backs up and causes damage, each owner will be asked to provide proof of service to their unit.
RENOVATIONS REQUIRE ADVANCE APPROVAL
If you are planning upgrades or renovations to
your condo, you MUST submit your detailed request to the Board of Directors for
approval. Regular board meetings are held quarterly and your request
should be submitted in advance of a meeting. Request should include names
of plumbers and electricians and the appropriate licenses. Work may not
begin until you have written approval from the board. Please email me for
the proper form. Once approved I will notify the units around you so
resident owners will know the dates and rental owners are aware of circumstances
that might affect their rental guests. Major projects are approved only
from October through February unless it's an emergency repair.
STUFF THAT DOESN'T BELONG
KAYAKS MAY NOT BE PLACED ANYWHERE ON SBRC GROUNDS, IN THE HALLWAYS AND MAY NOT BE ATTACHED TO THE DUNE WALK. THEY WILL BE REMOVED AND DISPOSED OF.
BICYCLES MAY NOT BE PLACE ANYWHERE OUTSIDE YOUR UNIT EXCEPT THE BICYCLE RACKS AT THE ENDS OF EACH BUILDING. B BUILDING RACK IS ON THE SOUTH END. A BUILDING RACK IS ON THE NORTH END. THERE IS ALSO A RACK ON THE SOUTH END OF A BUILDING. BIKES SHOULD ONLY BE PLACED ON THE FENCE SIDE OF THE RACK. BIKES LEFT IN THE HALLWAYS OR CHAINED TO THE PILINGS IN THE BEDDED AREAS WILL BE REMOVED AND DISPOSED OF.
DOOR MATS MAY NOT BE PLACED OUTSIDE YOUR DOOR. PUT THEM INSIDE SO YOU CAN CLEAN THEM AND SEE HOW PRETTY THEY ARE.
WINDOW AND SLIDING GLASS DOOR COVERINGS, ETC. MUST HAVE WHITE BACKING. THE SAME IS TRUE OF THE WINDOWS TO THE HALLWAYS. NO SIGNS, PICTURES OR BLACK PLASTIC BAGS MAY BE PLACE IN THE WINDOWS.
EXTERIOR DOORS ARE PAINTED WITH MARINE PAINT. IF YOU WANT YOUR DOOR PAINTED BEFORE THE ASSOCIATION PAINTS, YOU MUST CONTACT WAYNE AT 912-224-3398. HE WILL CHARGE YOU $50 TO PAINT YOUR DOOR. THE BOARD 'RELUCTANTLY' AGREED TO ALLOW ONE DOOR DECORATION AS LONG AS IT'S TASTEFUL. THAT MEANS A BEACH THEME OR 'WELCOME' TYPE DECORATION. IF WE AREN'T TASTEFUL, THEY WILL CHANGE THEIR MINDS.
CIGARETTE BUTTS BELONG IN AN ASH CAN ON YOUR DECK AND NOT IN THE MULCH.... THE HOUSEKEEPING STAFF SPENDS ABOUT AN HOUR EACH WORK DAY PICKING UP CIGARETTE BUTTS OUT OF THE MULCH THE BUILDINGS. NOT ONLY THAT, WE RECEIVE OCCASIONAL COMPLAINTS OF BURNS IN THE DECK FLOORS AND FURNITURE OR BUTTS AND ASH DISCARDED FROM 2ND & 3RD FLOOR UNITS. IT'S JUST RUDE.
DECKS ARE NOT TO BE USED FOR STORAGE. THE ONLY ITEM APPROVED TO BE PLACED ON THE DECKS IS DECK/PATIO FURNITURE. THAT IS TABLE & CHAIRS. NOTHING SHOULD BE HANGING FROM THE DECKS THAT COULD BECOME A FLYING OBJECT IN A STRONG WIND. THE BOARD APPROVED ONE 'TASTEFUL' WALL DECORATION PROPERLY SECURED TO THE WALL. FLUSH CEILING FANS ARE ACCEPTABLE. YOU MAY ONLY CHANGE THE LIGHT FIXTURE ON THE DECK WITH THE IDENTICAL LIGHT. REPLACEMENT GLOBES CAN BE PURCHASED AT HOME DEPOT. THEY MUST ALL BE THE SAME. ALL DOOR AND WINDOW FRAMES MUST BE BRONZE. SCREEN DOOR TRIM MUST BE BRONZE.
PLEASE MAKE SURE YOU HAVE THE PROPERTY RULES POSTED IN YOUR CONDOS SO RENTAL GUESTS KNOW WHAT IS EXPECTED OF THEM.
BUGS - Schedule change
COX PEST CONTROL sprays the second Tuesday and Wednesday of each month. They do not spray the decks. They spray for household pests only. It's a good idea for everyone to periodically spray their decks during the warmer months to help with pest in your unit, particularly the palmetto bugs. We don't spray for ants or bedbugs. If you will all spray your own units in the spring and fall using a product like Ortho Home Defense, you will help eliminate bugs. Let's face it .... some people are nasty.

If you have an emergency that is the responsibility of the association and require immediate response, please call Wayne Morris at 912-224-3398. Wayne will only respond if it is an association responsibility. If it's not an association responsibility, it is YOUR responsibility to call and arrange for maintenance. Wayne is very familiar with our property and is happy to provide assistance to owners. He will bill you direct for any non-association responsibility calls.
If you need access to the roof for AC service, please call Wayne at 912-224-3398 when you make the appointment so he can arrange for roof access for your tech.
All doors MUST be on the master key system - not any more .... You will receive information over the next few days of 3 specific keyless entry systems that have been approved by the board. DO NOT do anything until you know what has been approved. I promise it will be emailed to you and posted here promptly.
PLEASE REMEMBER that any work done to the plumbing and electrical in your unit requires a licensed plumber or electrician. You should check with City Hall to find out if a permit is needed for your planned project.

No animals or pets of any kind shall be kept in any unit or anywhere on SBRC property.
No clothing, swim wear, beach towels, mats, rugs, etc. shall be hung from the windows or placed on balcony railings.
No clothesline or similar device shall be allowed anywhere on SBRC property.
No mats or rugs shall be dusted from the windows or balconies nor cleaned by beating them on the exterior part of any building.
It is a violation of Georgia State Law to use outdoor grills on balconies and porches of condominium property. DO NOT THROW CIGARETTES FROM THE BALCONIES.
Trash and garbage are to be placed inside appropriate receptacles located on the property.
It is prohibited to throw or place garbage on the outside of the disposal installations provided for such purposes.
When exiting vehicles or walking the grounds of SBRC, cigarette butts are to be placed in receptacles located at the ground level entries to all buildings. It is prohibited to throw cigarette butts on grass, flower beds, mulch areas or parking lot.
No one shall throw cans, bottles, cigarette butts, sea shells or any other materials from balconies on SBRC property.
No one shall annoy others by creating any unreasonable noises. Occupants shall use extreme care about making noises or using musical instruments, radio, television and/or amplifiers that may disturb other occupants. In the event the occupant is notified by the SBRC Board of Directors or its duly authorized agent, such occupant shall immediately cease and desist such activity.
No one shall paint, decorate, change or deface the design or color of any door, window, wall, exterior surface, gate, fence or roof on SBRC property.
No one shall place furniture, packages, objects or equipment of any kind outside a unit or anywhere on SBRC property.
No one shall install, attach, erect, post or exhibit signs, advertisements, posters or notices of any kind on SBRC property.
No commercial or business activity shall be carried out in any unit.
Parking spaces cannot be reserved. Each owner purchased ONE parking space with their condo. Please be sure your rental agents and/or guests know they only have one parking space. We do not have parking available for boats, RVs, campers, golf carts, etc.
No one shall do anything in his/her unit or on SBRC property which obstructs or interferes with the rights of unit owners and their guests.
No one shall permit or commit any nuisance or illegal act in or about the SBRC property.
In the case of any dangerous or questionable situation, each renter and guest shall grant "Right of Entry" to the SBRC Board of Directors or its duly authorized agent whether or not such renter or guest is present at the time.
For non-compliance with these rules, renter or guest may be removed from SBRC property and refused further entrance by the SBRC Board of Directors or its duly authorized agent.
Hours of Operation 9AM to 9PM everyday
No lifeguard on duty. Swim at your own risk.
No pets allowed.
No food or glass containers allowed in pool or surrounding pool area.
No running and no rough, boisterous play allowed in pool area.
No yelling, screaming or noisy games allowed.
Do not play, pull on, submerge or place body weight on pool rope.
No bicycles or skateboards allowed.
Shower with soap and water before entering pool.
When coming from the beach’s sand and salt water, please shower to remove sand
and salt before entering pool.
No cut-offs allowed in pool.
Children not potty-trained must wear waterproof pants in pool.
Persons with skin, eye, ear or nasal infection are not to enter pool.
Persons with cuts, open blisters or communicable diseases are not to enter pool.
Persons under the influence of alcohol or drugs are not to enter pool.
No children under the age of 12 allowed without adult supervision.
Unattended solo bathing is prohibited.
No swimming allowed during heavy rain or when thunder and lightning can be seen
SBRC Management reserves the right to deny use of pool to anyone at anytime.
